Biography
Viviana Miranda Ortiz is a Member of the Corporate Department at O’Neill & Borges LLC, where she has practiced since 2008. She focuses on real estate, commercial lending, notarial practice, mortgage law, and general corporate law. She has built a solid reputation as one of Puerto Rico’s most trusted advisors in these areas. Viviana has been ranked for 11 consecutive years in Chambers Latin America, and the 2026 edition ranks her Band 2, and Chambers Global (2025) ranks her Band 3 in Corporate/Commercial: Real Estate, with market and client commentary highlighting her expertise in mortgage matters, her key role in financing tourism infrastructure across the Island and her solid relationships with her clients. Viviana represents both local and international financial institutions in some of Puerto Rico’s most significant financing transactions. She has extensive experience with construction loans, real estate–based loans, participated and syndicated loans, asset-based loans, and the sale of construction and commercial loan portfolios. She conducts due diligence for the acquisition of loan portfolios, ensuring compliance with Puerto Rico’s regulatory requirements, and leads the drafting, negotiation, and execution of financing documentation in transactions involving millions of dollars. In addition, she practices mortgage and Puerto Rico notarial law, with emphasis on such matters as purchase and sale transactions, segregations, horizontal/condo-hotel property regimes, and leasehold negotiations.
Her practice also extends to the renewable energy sector, where she guides developers through the complex diligence process necessary to launch projects in Puerto Rico and structures project financings with international financial institutions. This dual capability—real estate and energy—positions her at the intersection of two of Puerto Rico’s most dynamic industries.
In addition, Viviana has developed a niche practice in insurance recovery, particularly following Hurricane María, where she has represented numerous condominium associations in pursuing complex claims against both international and domestic insurers.
